Taking advantage of the housing crisis

The rental crisis in New Zealand & Australia has seen families struggling to find a home, and tenants with a roof over their heads are claiming that they are being treated poorly.
Have you been in a situation where your landlord or property manager has failed to meet their obligations to organise repairs within a reasonable time frame, or been in a dispute where you've had to source legal advice?

    Thankfully I own my home but the rent prices are ridiculous and my son's rental company is very slow to respond to any work request, I think almost $3,000 a month for a little 3 bedroom should be enough to take care of the house and then some.

                  When I was renting for the first time I had a private deal with the owners. Nothing got fixed and when I left after a year, it was nothing but fights between me, the owner, and the rental board. To this day I believe that the both of them were against me. Then I was lucky to have a good property manager. The hot water system blew up and was repaired in a few days. All that is behind me now, but for the first timers, you have to be so careful, don't take the first thing that comes along, you might regret it.

                    I know someone who works in property rental industry who said that there are people living in cars because of the shortage of rental housing.

                      No luckily I haven’t but I do know of friends who are living in properties with no heating or oven (only double hob) I’ve told them it’s illegal but they dare not say anything incase the landlords put the rent up and they are already exorbitant…

                                I'm very lucky that we own our own home but sadly I'm unable to say the same for my adult children and with the prices of houses being unobtainable for the average young family today. I have heard on the news that a lot of parents are financing their children into their own homes but sadly we aren't in a position to do that.

                                          I agree overseas investors should not be allowed to buy more than 1 investment property and that house/ unit should always be tenanted and maintained! Preferably with pets allowed

                                            We have been on both sides of that coin so to speak. I think it is disgusting that some people are taking advantage of the situation. Rent on the Gold Coast up by 67%. Wow I am so glad we don't live there any more. That is just crazy prices. When the housing prices crash which they are predicting will happen then the tenants can and should review the rent they are paying. Shame on people for making pregnant women live in a tent because they can't afford rent. Now in saying that we rented a brand new house to a couple with 2 children and the way we got our house back was not very good to say the least. Who blows up an oven in 4 years? Couldn't use a water tank which we were forced to have thanks to council and they still wanted an air con. No way were we giving them one. Wear and tear yeh right. The guy had a coal BBQ on the alfresco area made the ceiling all sooty. Who does that? Mind boggles and I am glad we aren't in either boat, and we would never invest in a rental property again.

                                              I rented out a property and never again... too much trouble, and a mess to clean up when they left which the bond didn't fully cover.

                                                For a start they should get rid of negative gearing and charge people with investment properties 80 cents in the dollar tax then pass laws stopping overseas buyers then turn government residences that aren't used ie Kirrabilli house, the GGs residence into cheap housing units for the people who pay taxes and own these buildings anyway.

                                                    If the Federal Government would simply ban all Foreign Investment is Housing and scrap Negative Gearing for All Housing this would, reportedly, open up 10s of 1000s of Houses, Flat etc. for rent. It is also reported that those who own Housing - both Foreign and Australian Residents - deliberately keep their properties un-occupied for Tax Purposes. We hear Politicians, the Unions and others constantly complaining about how Multi-National Corporations pay Little or No Tax on their revenues in Australia - Successive Federal Governments - both ALP and Coalition - have failed to close off the mechanisms these organisations use to avoid paying any Tax. But never a word from any of them about the deliberate, but Legal, rorts, scams, cons - call them what you will, used by Politicians, Union Bosses and others to avoid paying tax on their own Housing Properties which they deliberately keep Un-Tenanted. One Federal ALP MP reportedly has $12 million invested in housing - he conveniently "forgot" to list a $1miilion property in his Asset Disclosure Statement to the Federal Parliament and his mates, both ALP and Coalition, in the very same Parliament did NOTHING. They won't do anything to put a stop to these scams because they are all up to their necks in this sort of Corruption and are Operating a Protection Racket for themselves. Faint hope it may, be but maybe the new wave of Independent, so-called Teal - Members of the Federal Parliament - unless they have their snouts in the same trough of Corruption - will force the Albanese ALP Federal Government to actually get off it's self-satisfied, greedy backside and address this issue.

                                                      Take away negative gearing and you take away almost all rentable properties....take away negative gearing on houses solely used as air B&Bs and you create new rental properties...its something that has already been tried and tested....

                                                      I have lived in my daughters garage for 6months now. I don't have a job and not quite at retirement age so very difficult to find a place I can afford plus I have my best friend Kiwi a bearded collie whom I just could not live without. I am very clean and tidy and so is my dog always pay rent on time, but simply too expensive rentals!

                                                        about 20 years ago the cook top started to fail in a house we rented. We reported the first hot plate not working and by the time we left the house 4 years latter not a single one worked and no one had made any attempt to repair/replace the unit or the oven which had also stopped working.

                                                          Over the years I've moved a lot but now I'd be in fear of losing everything if I had to rent. The behaviour of private landlords is scandalous - behaving as if only they have rights and you the tenant should be grateful to accept whatever they want, including suddenly selling up and tipping their tenants out - so all you get is 90 days and OUT.

                                                            No I haven't, but I have read a lot about that happening in my local area. Investors who own multiple houses have ruined the housing situation. Whilst they are raking in the dollars, people are being forced to sleep in their cars because of the shortage of affordable homes. The governments need to step in and increase taxes for multiple house owners or find a way to limit their ability to take affordable homes off the market.

                                                              No we did not have this problem, rented with 2 dogs which was just fine, had to get rid of a wasps nest and they sent the people to do this immediately. Had to have the house rewired, no problem there either. But I must admit it would be terrible to get an awful landlord.

                                                                      Document all conversations and email correspondence you make to your landlord or manager. I had that problem when I rented, but I kept an email trail. It works better to email, because they know once you have a documented trail of them not meeting their obligations to you, they have to do something about it, coz you have evidence to take them to tribunal court.

                                                                          I see a lot of for rent signs everywhere I drive, it's not the tenants, it's the landlords and real estate agents that are picky who they lease a property to when they ask to see your latest bank statement...to see how you spend your money .. you do not have to show them your latest bank statement, it's against the privacy act. They are given enough information without the need to see a bank statement. I blame real estate agents for the reason we have so many homeless & they need some compassion.

                                                                              Hello Cancer Star, the picture you've chosen depicts the state of affairs very well, clearly depicts the ratio or people being "frozen out"! I had a situation with a rental property where the Water Heater, which was inside, which was illegal, burst and duly flooded the place, carpets and all ... got replace, nothing done about the "damage" and they would not refund my Bond when they told me had to leave as their family wanted to move in ... I disputed them not refunding my bond but never got it back ... got to battle warn about it all so just cursed them and hoped they'd get their "just deserts" by some means!!!

                                                                                This not a new problem. It was like this in the 1950's. Owners were charging up to $4000 Key money. At the time my weekly wage was $20. It just made me more determined to save the deposit for my own place.

                                                                                        Yep! We call our landlord a "Slumlord"! Too many situations to mention, and would only make me angry, but I am blessed with the fact that I am on Section 8, and my 1 bedroom duplex that rents for $920 a month costs me $66 which is 10% of my income...Yep! ;-D

                                                                                            Ridiculous. I live in a government house, so I’m lucky. But in the past I experienced all the above, plus the landlord wanted all our bonds when we moved out, had to seek legal help. Family, friends are the same. One of them with small children got ONE WEEK NOTICE and the landlord kept all their bonds - the house was originally in a terrible condition.

                                                                                                    No but I know of people who are in this situation and have also been given notice to leave when the prices were so high they sold up. In Australia especially Queensland and NSW after the fires and floods many homes have been destroyed and now the trades people are in short supply along with the products to build with etc. People need to get organised and get things done so this crisis can be fixed sooner rather than later. People will always go for the dollar profiteering off people who are suffering and care less of the impact. There is one young man here who owns 23 houses. That is just unbelievable.

                                                                                                      On the other hand, Linda, there are those like me who value their tenants and do as much as they can to keep them happy. I have only one rental property (which was my family home until I moved interstate), and the rent I receive is my sole source of income. I get no money from the Government, so am reliant on my tenants doing the right thing. Thankfully, they do, and I have consciously kept their rent well below the market in order to maintain our mutually beneficial arrangement. Two sides to every story.

                                                                                                      Of course there are 2 sides but in general not many are like you unfortunately. My neighbours unit went up $60 a week and he has owned the unit fully for years. He never does much to keep it up and she is and others before her paying themselves for slight improvements or upkeep and yes our rates are going up and that would be his only increase in costs which is only a few dollars a week. He had only put the rent up a couple of months back also.
